Impact casement windows that crank open all the way for the breeze, then lock tight at several points when a storm comes. Measured and installed by our own crew.
Limited time offer, 0% interest

A casement window is hinged on one side and swings outward like a door. You turn a small crank at the bottom of the frame and the sash opens, so the entire glass area becomes open air. A single hung window only opens its bottom half.
The casement we install is the ES-5000 from ES Windows. It is rated for large missile impact, the test that fires a piece of lumber at the glass to simulate hurricane debris. It closes with a multi-point lock, swings on heavy duty stainless steel four-bar hinges and opens with a rotating crank handle.
You can order it as a single window or a side-by-side pair, in any of the five ES frame colors, with laminated impact glass or insulated laminated glass with a Low-E coating.
Our weather asks a lot of a window: open wide on a breezy day, then shut tight against heat, rain and wind the rest of the year.

Open the visualizer on our Impact Windows page, pick Casement, then switch between Black, Bermuda Bronze, Bone White, Arcadia Silver and Silver Storm to see the before and after on the same house.
Use one casement, a pair, or casements on each side of fixed glass. We plan each opening with you at the estimate.

A South Florida window has two jobs: let the breeze in on a nice day and keep a hurricane out on a bad one. Casement windows handle both. A side-hinged sash and wide glass give you a clear view and full-size airflow, and the impact-rated ES-5000 casements we install are built for hurricane season without shutters.
Guardian Impact Windows & Roofing installs casement windows across Miami-Dade, Broward and Palm Beach counties. We measure every opening, pull the permit, install with our own crew and close the permit after the city inspection.
Miami-Dade and Broward are in Florida's High-Velocity Hurricane Zone, which has the strictest product approval and installation rules in the state. Every impact window we install there has to meet them, and the city inspects the work before the permit closes. Palm Beach County homes get the same impact-rated ES windows and the same permitted process.
Every ES-5000 casement comes in the five ES frame colors: Black, Bermuda Bronze, Bone White, Arcadia Silver and Silver Storm. Black casement windows give a crisp, modern contrast on white stucco, while Bone White blends into a more traditional facade. For glass, choose laminated impact glass, or insulated laminated glass with a Low-E coating for more heat control on sunny walls. If you like a classic divided-light look, ask about grids at your estimate.
A kitchen casement window over the sink is the classic use: you reach across the counter and turn the crank instead of pushing up a heavy sash. In bedrooms, a casement gives you a large, clear opening for the emergency escape the building code requires. Over a tub or behind a sofa, the crank does the work.
Replacing old crank or single hung windows with casements? Book a free in-home estimate. We look at each opening, show you the frame colors and glass, and tell you honestly where a casement makes sense and where another style fits better. Call 786-654-8273 or use the form at the top of this page.
It depends on the size of each opening, single or pair, the glass you choose and how many windows you replace at once. A casement usually costs more than a single hung window of the same size because of its hinges and crank hardware. We measure every opening and give you exact pricing at the free in-home estimate. Ask about 2.9% APR or 60 months no interest while the sale lasts.
Yes, when it is sized for it. Florida's building code requires a bedroom escape opening with at least 5.7 square feet of clear opening (5 square feet at ground level), at least 24 inches of clear height and 20 inches of clear width, and a sill no more than 44 inches above the floor. Because the whole sash swings out of the way, a casement can reach those numbers with a smaller window than a single hung. We check every bedroom window at the estimate.
Yes. The ES-5000 is rated for large missile impact, and its laminated glass is made to stay in the frame even if it cracks. Keep every sash closed and locked during a storm so the multi-point lock holds it tight. In Miami-Dade and Broward, the High-Velocity Hurricane Zone, the permit requires an approved impact product and the city inspects the installation.
Yes. A single hung window only opens its bottom sash, about half the window. A casement opens the full sash, and because it swings out at an angle it can catch a breeze moving along the wall and turn it into the room.
Yes. Many older South Florida homes still have aluminum roll-out or jalousie crank windows that leak air and are hard to operate. We remove them and install new impact casements, or another style you like better, made to fit the opening.
On the inside. The sash swings out, so the screen sits on the interior side of the frame and you crank the window open and closed without touching it.
