A double hung window has two sashes stacked in one frame, and both of them slide. Raise the bottom sash for a breeze, lower the top sash to let warm air out near the ceiling, or open a little of each. On most models both sashes also tilt in, so you can clean the outside glass from inside the house.
In a single hung window only the bottom sash moves and the top one stays fixed. With one fixed sash there is less to seal against wind-driven rain. The hung impact window we install, the ES-EL100 from ES Windows, is a single hung.
Impact-rated double hung windows are much less common than single hung. If you want one, bring it up at your free estimate. We measure every opening and tell you straight whether an approved double hung fits, or how the ES-EL100 compares.
The classic two-sash look of a hung window, with more ways to open it and an easier way to clean it.

Our visualizer puts new ES impact windows on a Florida home in 4 styles and 5 frame colors. Its hung style is the ES single hung, a quick way to pick a frame color before your estimate.
Hung windows suit most bedrooms and living areas. For a wide, short opening or the most airflow, another style may fit better.

Double hung windows are a classic American window style: two sashes in one frame, both able to slide. In South Florida they have a second job. A window in a Miami-Dade, Broward or Palm Beach County home has to stand up to hurricane season, so the questions that matter are how it opens, how it is rated for wind and flying debris, and who installs it.
Guardian Impact Windows & Roofing has installed impact windows across South Florida for more than 15 years. We measure each opening, pull the permit, install with our own crew and close the permit after the city inspection.
A double hung impact window pairs two moving sashes with laminated impact glass. A tough inner layer bonds the glass so it holds together when something hits it, which is what lets the window protect the opening without shutters. Miami-Dade and Broward sit in the High-Velocity Hurricane Zone, which has the strictest product approval and installation rules in the state, so every window on the permit needs an approval for that zone. We handle that paperwork for you.
Not every double hung window sold in Florida is an impact window. Some carry a product approval with no missile impact rating, so the opening still needs shutters. Before you buy impact double hung windows, check that the approval lists an impact rating.
Many South Florida homes still have older double hung or single hung windows that were never impact rated. A replacement impact window is built to fit the existing opening. Our crew removes the old window, installs the new one to its approved installation details, then seals and finishes it inside and out. Hung windows come in aluminum and vinyl frames, with clear or Low-E laminated glass and a choice of frame colors, from classic white to black and bronze.
The cost of double hung windows depends on the size, glass, frame and number of openings. We price everything at your free in-home estimate, with financing available. We install impact-rated hung windows across Miami-Dade, Broward and Palm Beach counties, from Miami and Fort Lauderdale to Boca Raton and West Palm Beach.
In a double hung window both sashes slide, and most models let both tilt in for cleaning. In a single hung window only the bottom sash moves and the top stays fixed, so there is one less sash to seal and the price is usually lower.
Impact-rated double hung windows are made, but far fewer than single hung, and each product approval limits the sizes and areas it covers, including the High-Velocity Hurricane Zone in Miami-Dade and Broward. The hung impact window we install is the ES-EL100 single hung, which looks almost the same from the street. If you want double hung, ask at your free estimate and we will tell you whether an approved product fits your openings.
No. Some double hung windows approved for use in Florida have no missile impact rating, which means the opening still needs shutters. Check that the product approval lists an impact rating, or let us check it for you.
It depends on the size and number of openings, the glass, the frame color and whether you choose double or single hung. Double hung usually costs more than single hung because both sashes operate. We price your exact openings at the free in-home estimate, and you can ask about 2.9% APR or 60 months no interest while the sale lasts.
Look for an impact rating, a product approval that covers your county, laminated glass and a Low-E coating to cut heat. Then have a licensed contractor install it under a permit, because the approval comes with installation details that have to be followed.
Yes. Replacing windows needs a building permit and inspections. We pull the permit, schedule the inspections and close it out for you.
Impact windows plus a wind mitigation inspection can help you qualify for windstorm discounts. Ask your insurance company what they offer.
