WHY METAL FOR HURRICANES

Standing seam metal gives the wind nothing to grab

Hurricane wind does not push a roof down. It lifts it, and it looks for a loose edge or an exposed fastener to pry at. A standing seam metal roof gives it very little to work with: long panels run from ridge to eave and lock together at raised seams, and the fasteners sit hidden under the seams instead of going through the face of the panel.

We install Drexel Metals 100NS standing seam, a snap-lock panel tested to TAS 125 for wind uplift and TAS 100 for wind-driven rain, with a UL 2218 Class 4 impact rating and Miami-Dade approval (data sheet). Under it goes a sealed secondary water barrier on a deck fastened to code, and we check how the roof is tied to the walls. That whole system is what holds in a storm.

Miami-Dade and Broward sit in Florida's High-Velocity Hurricane Zone (HVHZ), the strictest part of the state's building code. Every roofing product used there needs a Miami-Dade Notice of Acceptance (NOA) or a Florida Product Approval for the HVHZ, and every replacement is permitted and inspected. Palm Beach County follows the Florida Building Code's high-wind rules too. We build to the code for your address.

WHAT MAKES A ROOF HURRICANE-READY

Four layers that keep a metal roof on

These are the same features a wind mitigation inspector looks at, so getting them right can also help with your insurance.

Hurricane Roofing for South Florida Homes

South Florida's weather is part of why we live here, and hurricanes come with it. When a storm hits, the roof takes the first and hardest blow. Guardian Impact Windows & Roofing builds hurricane roofs for homes across Miami-Dade, Broward and Palm Beach counties, with the approvals, permits and inspections that Florida code requires.

A hurricane roof is not one product. It is a complete roof system designed to resist uplift, keep water out and stay attached to the house. For that job we recommend standing seam metal, because interlocking panels with hidden fasteners give the wind very little to catch. That is what separates storm proof roofing from a roof that only looks new.

Why a hurricane-resistant roof is worth it

  • Safety. A roof that stays on keeps wind and water out of the house during the storm.
  • Lower repair costs. Building it right now costs less than replacing ceilings, drywall and belongings after a storm.
  • Insurance credits. Wind mitigation features like a sealed deck and roof-to-wall straps can qualify for windstorm discounts.
  • Home value. Buyers and insurers in South Florida look at the roof's age, permit history and wind features.

How we build a hurricane roof

We start with Drexel Metals standing seam, our recommended roof for hurricane country, with its Miami-Dade approval filed with the permit in Miami-Dade and Broward. We also install CertainTeed Landmark shingles and Westlake Royal concrete and clay tile when they suit the home better. On a full replacement we tear off to the deck, check the sheathing, fasten it to code and install a secondary water barrier before the new roof goes on. Edges, hips and ridges are fastened the way the approval specifies, because that is where wind starts to peel a roof.

Roof-to-wall connections matter just as much. Hurricane roof straps and clips tie the trusses or rafters to the walls so the whole roof cannot lift. When the old roof is off, the tops of the walls are easier to reach, which makes a re-roof the natural time to check them. On some re-roofs Florida code requires those connections to be improved, and we tell you upfront when your home is one of them.

Storm damage roof repair and storm roofers

After a hurricane, out-of-town storm roofers often show up for a few weeks and then move on. Guardian is a local, licensed roofing contractor (CCC1334906) and general contractor (CGC1524314) with more than 15 years in South Florida. If a storm damaged your roof, we inspect it for free and tell you whether it needs a roof repair or a roof replacement, then pull the permit and do the work with our own crew.

For a home that is ready for anything, pair your new roof with impact windows and impact doors so every opening is protected too. Call for a free estimate, or use the form at the top of this page.

Hurricane roofing questions

What is the best roof to withstand a hurricane?

No roof is hurricane-proof, but for most South Florida homes we recommend standing seam metal. The panels interlock with concealed fasteners, and the Drexel Metals 100NS we install is tested to TAS 125 for wind uplift and TAS 100 for wind-driven rain, with Miami-Dade approval. Whatever covering you choose, the whole system matters: a deck fastened to code, a sealed secondary water barrier and strong roof-to-wall connections.

Do hurricane roof straps lower my insurance?

They can. The Florida wind mitigation form records how your roof is attached to the walls, from toe nails to clips to single or double wraps. Stronger connections can qualify for bigger windstorm credits. The amount depends on your insurer and policy, so ask your agent what they offer.

What is a wind mitigation inspection?

It is an inspection on the state's uniform form (OIR-B1-1802) that documents your roof covering, deck attachment, roof-to-wall connections, roof shape, secondary water barrier and opening protection. Insurers use it to apply windstorm discounts. After a new roof, it is worth having the form updated. Keep your permit and product approval paperwork for the inspector.

What is a Miami-Dade NOA?

A Notice of Acceptance is Miami-Dade County's approval for a building product, issued after testing for the High-Velocity Hurricane Zone. Roofing in Miami-Dade and Broward must carry an NOA or a Florida Product Approval for the HVHZ, and the approval goes in with the permit.

How much does storm damage roof repair cost?

It depends on the roof type, how much is damaged and whether the deck or underlayment got wet. Some storm damage is a small repair. Some means the roof is due for replacement. We inspect for free and tell you plainly which one it is, with a price, before any work starts.

Do I need a permit for hurricane roof work?

A roof replacement needs a building permit and inspections in every South Florida city. Whether a repair needs one depends on the city and the size of the job. We pull the permit when one is required and schedule every inspection.
