HOW A NEW ROOF GOES ON

A roof installation is a system, not just a surface

What you see from the street is the shingle, metal or tile. Underneath is the roof deck, the underlayment, metal flashing at every edge, wall and valley, and a fastening pattern set by Florida code. When every layer goes on right, the roof sheds water and stays put in a storm.

Guardian Impact Windows & Roofing is a licensed roofing contractor. On a re-roof our crew removes the old roof down to the deck and repairs damaged wood. On new construction or an addition we start at the new deck. Either way the deck gets new underlayment before your roof system goes on, and the city inspects the work before the permit is closed.

WHY THE INSTALLATION MATTERS

What a good installation gets you

Built for hurricane seasonWind resistance depends on how a roof is fastened as much as what it is made of. We follow Florida code and the product approval for every system.
Sealed where leaks startEdges, valleys, walls and pipes are where roofs usually leak. Each one gets flashing and underlayment detailed for the system you choose.
Permitted and inspectedWe pull the roofing permit, schedule the city inspections and close the permit, so the work is on record.

Roof Installation for South Florida Homes

Your roof takes the full force of South Florida weather: strong sun, heavy summer rain and hurricane winds. A quality roof installation starts with the right system for your home and ends with a passed final inspection. Guardian Impact Windows & Roofing installs new roofs for homeowners across Miami-Dade, Broward and Palm Beach counties as a Certified Roofing Contractor (CCC1334906). Whether you are replacing a worn-out roof or roofing a new addition, the steps are the same: the right materials, a permitted job, a careful crew and a final inspection.

What goes into a quality installation

  • Material selection. Shingle, metal, concrete tile or clay, chosen for your budget, your home's structure, your HOA and the look you want.
  • Design fit. The roof should suit the house. Our roof visualizer lets you compare all 53 colors on a South Florida home before you decide.
  • Safety. A roof job means heavy material and work at height. We plan every job to protect your property and our crew.
  • Attention to detail. From the underlayment and flashing to the last ridge cap, the details are what keep water out.
  • Clear communication. You know the schedule, the permit status and what happens next, from the first visit to the final inspection.

Shingle, metal and tile, from one crew

Some roofing companies install only one kind of roof. Guardian installs four: CertainTeed Landmark architectural shingles, Drexel Metals standing seam metal, and Westlake Royal concrete and clay tile. That lets your estimator recommend the system that fits your home instead of the only one on the truck. Instead of calling a shingle roofer, a metal roof installer and a tile roofer one by one, you can compare all four systems in one free estimate.

Built for the High-Velocity Hurricane Zone

Miami-Dade and Broward follow the High-Velocity Hurricane Zone sections of the Florida Building Code, the strictest roofing rules in the state. Roofing products need approval for use there, and inspectors check how the roof is installed, not only what it is made of. That is why the installation matters as much as the material you pick.

Looking for roofers near you?

Guardian is a local, licensed and insured company with 15+ years of experience in South Florida. We install roofs from Miami and Hialeah to Fort Lauderdale, Coral Springs, Boca Raton and West Palm Beach. Before you hire any roofing contractor, look up the license on the state DBPR site and ask who will pull the permit. With Guardian, the license is ours and so is the permit.

We inspect and measure your roof, show you real samples and give you a clear price for the system you want. Planning more than a roof? Pair your new roof with impact windows and impact doors to protect every opening. Call 786-654-8273 or use the form at the top of this page.

Roof installation questions

How much does a roof installation cost?

It depends on the size and shape of your roof, its pitch, the system you pick and how much damaged wood needs replacing. Shingle usually costs the least, and metal and tile cost more up front. We measure your roof and give you a price at a free estimate. Ask about 2.9% APR or 60 months no interest while the sale lasts.

How much does metal roof installation cost?

Standing seam metal usually costs more than shingle up front. The price depends on your roof's size and shape, the panel material and the trim and flashing your roof needs. Your estimator can price shingle, metal and tile side by side for your home so you can compare.

How long does a roof installation take?

It depends on the size of the roof and the system. Shingle and metal usually go faster than tile, which is set piece by piece. The permit comes first, and inspections happen along the way. Your estimator gives you a schedule for your home.

Do I need a permit for a new roof in South Florida?

Yes. A new roof needs a building permit, and the city inspects the work. In Miami-Dade and Broward, the High-Velocity Hurricane Zone rules also require approved products and specific installation methods. We pull the permit, schedule the inspections and close it out.

How do I choose a roofing contractor?

Roofing in Florida is licensed work. Check that the company doing your roof holds a Florida roofing contractor license (you can look it up on the state DBPR site, myfloridalicense.com), carries insurance, pulls the permit and installs approved products. Ask who will actually be on your roof. Guardian is a Certified Roofing Contractor, CCC1334906, and our own crew does the installation.

Will a new roof help with my homeowners insurance?

It can. A roof installed to current Florida code, documented in a wind mitigation inspection, may qualify you for windstorm discounts. Ask your insurance company what it offers, and keep your permit and product approval paperwork for the inspector.
