Leaks, storm damage, broken tile and lifted shingles. We find where the water gets in, fix the cause and tell you straight if your roof needs more than a repair.

A ceiling stain is rarely right under the problem. Water runs along the underlayment, the roof deck and the framing before it shows up inside. Good roof repair starts on the roof: cracked or slipped tiles, lifted shingles, loose ridge and hip tiles, worn pipe boots, flashing pulling away from a wall, valleys packed with leaves.
Our crew traces the leak to its source and fixes what failed, so you are not patching the same spot every rainy season. If what we find points to a roof near the end of its life, we tell you and walk you through repair and replacement so you can decide.
Sun, summer storms and hurricane season find every weak spot. A roof leak repair only lasts if it fixes the part that actually failed.

Some roofs are past patching: underlayment worn out, leaks in more than one place, old tiles that crack when someone walks on them. If that sounds like your roof, try our roof visualizer. Pick shingle, metal, concrete tile or clay, choose from 53 colors and see it on a South Florida home.
Each roof type fails in its own way. Here is what usually goes wrong and how it gets fixed.

Older tile and shingle colors are sometimes discontinued, so an exact match isn't always possible. We'll tell you before any work starts.
They took the time to inspect my roof thoroughly, explained all my options clearly, and provided a fair, detailed estimate.
Excellent communication from both the account manager, Lisa Rodriguez and the crew. They kept everything clear and efficient from start to finish. Kudos, what an amazing team!
Everyone was very hands on and Andrew and staff were great to answer any questions as the process moves along. The finished product is beautiful.
South Florida roofs work hard. Afternoon storms in summer, hurricane season and strong sun all year wear down tile, shingle and flat roofs. Guardian Impact Windows & Roofing handles roof repair across Miami-Dade, Broward and Palm Beach counties, from a single cracked tile to a leak you've been chasing for years. We are a licensed roofing contractor (CCC 1334906) with more than 15 years of experience, and every repair starts with a free estimate at your home.
Most roof leaks start at a joint, not in the middle of a roof plane: around pipe boots and vents, where the roof meets a wall, at skylights, in valleys and along ridges. Water can travel a long way before it drips, so we inspect the roof above and around the stain and follow the path back. Then we fix the part that failed, whether that's flashing, underlayment, tile or shingle, and check the area around it. If you need to fix a roof leak that keeps coming back, this is usually why: the first repair treated the drip, not the cause.
Concrete and clay tile roofs are everywhere in South Florida, and most tile roof repairs come down to broken tiles, loose hip and ridge tiles and underlayment that has aged out. We replace damaged tiles, reset loose ones and look at what's underneath before we close it up. On shingle roofs we replace lifted, creased or missing shingles and check the shingles around them for wind damage, so the repair holds.
After a hurricane or a hard summer storm, call us and tell us what you see inside and out. Stay off the roof, take photos for your insurance company and move belongings away from any leaks. We'll inspect the roof, repair the storm damage, and if the roof is too far gone to repair, walk you through replacement.
Florida's building code has long said that when more than 25% of a roof section is repaired or replaced within 12 months, the whole section has to be brought up to current code. State law (Florida Statutes 553.844) now makes an exception for roofs built or replaced under the 2007 Florida Building Code or later: for those, only the repaired part has to meet current code. Older roofs can still fall under the 25% rule. Miami-Dade and Broward are also in the High-Velocity Hurricane Zone, which has the strictest roofing rules in the state. We check what applies to your roof before we price the work, so there are no surprises.
It depends on the roof type, how much area is damaged, whether the underlayment or roof deck underneath is affected and whether the job needs a permit. Replacing a few broken tiles is a very different job from a leak that has rotted the deck. We inspect first and give you a price before any work starts.
If water is coming in right now, call us at 786-654-8273 and tell us what you're seeing. In the meantime, move belongings away from the leak, catch the water in a bucket and stay away from any wet light fixture or ceiling fan. Please don't climb on a wet roof.
Repair makes sense when the damage is limited and the rest of the roof is sound. Replacement usually makes more sense when the roof is near the end of its life, leaks in more than one place or the underlayment is worn out across the roof. Florida's 25% rule can also decide it for older roofs. We'll tell you which applies to yours.
Often, yes. Broken or slipped tiles can be replaced one at a time, and loose hip and ridge tiles can be reset. The catch is the underlayment under the tile, which does most of the waterproofing. If it's worn out across the roof, new tiles on top won't stop the leaks.
As a stopgap, sometimes. As a repair, rarely. Sealant around a pipe or flashing can buy time, but it breaks down in the sun, and on a tile roof the leak is usually in the underlayment below the tile, where caulk can't reach.
It depends on your city and the size of the repair. If yours needs a permit, we pull it, schedule the inspection and close it out.
It depends on your policy and what caused the damage. Sudden damage from a storm is often covered; normal wear and age usually aren't. Take photos of the damage and ask your insurance company what your policy covers.
