WHAT A ROOF REPLACEMENT INVOLVES

Roof replacement, done down to the deck

A roof replacement, or re-roof, means removing the old roof down to the wood deck and building a new roof system on top: repaired decking, new underlayment, new flashing and the finished shingle, metal or tile. In South Florida it also means a building permit and city inspections while the work is underway.

Common reasons to replace: leaks that keep coming back after repairs, curling or missing shingles, cracked or slipped tiles, soft spots when you walk the roof, or an insurance company asking about the roof's age.

Guardian Impact Windows & Roofing is a licensed roofing contractor serving Miami-Dade, Broward and Palm Beach counties. We pull the permit, our crew does the work, and we schedule each inspection until the permit is closed.

What happens on a Guardian re-roof

A new roof is only as good as what is underneath it. These are the steps that keep water out for the long run.

Full tear-offWe remove the old roof down to the deck. It is the only way to see the wood underneath and fix what a patch would cover up.
Deck repaired and fastenedRotted or soft sheathing gets replaced, and the deck is re-nailed to code where required before anything goes on top.
New underlaymentFresh underlayment, including a secondary water barrier where code requires it, goes down before the shingles, metal or tile.
Permit and inspectionsWe pull the re-roof permit, schedule each city inspection and close the permit out when the work passes.

Roof Replacement for South Florida Homes

Sun, salt air, summer storms and hurricane season wear a South Florida roof down faster than most. When repairs stop holding, a roof replacement is the fix that resets the clock. Guardian Impact Windows & Roofing replaces roofs on homes across Miami-Dade, Broward and Palm Beach counties as a licensed roofing contractor (CCC1334906) and certified general contractor (CGC1524314), with more than 15 years of experience.

Every re-roof starts with a free inspection. We measure the roof, check the condition of the deck where we can, and help you choose a material and color that suit the architecture of your home, whether that is a Mediterranean barrel tile, a modern flat tile, a standing seam metal roof or an asphalt architectural shingle. Our crews install all four, so you get one roof replacement company for whichever system you pick.

Roof replacement cost: what drives the price

The cost of a new roof is not one number. These are the items that move it most:

  • Size. Roofs are priced by the square (100 sq ft), plus waste for hips, valleys and edges.
  • Material. Shingle, metal, concrete tile and clay tile each carry different material and labor costs.
  • Shape and pitch. Steep roofs and roofs with many hips, valleys and penetrations take more time.
  • Tear-off and deck repairs. Removing heavy tile takes longer than shingle, and rotted sheathing found under the old roof has to be replaced.
  • Code upgrades. Many older homes need added deck fasteners and a secondary water barrier as part of a permitted re-roof.

Florida rules that shape a re-roof

Miami-Dade and Broward are in the High-Velocity Hurricane Zone (HVHZ), which has the strictest product-approval and installation rules in the state. Roofing products need Florida Product Approval, and products used in the HVHZ must be approved for it, often through a Miami-Dade NOA. The Florida Building Code also limits laying a new roof over an old one, and the 25% rule decides when a repair has to become a full replacement.

Because a re-roof is permitted and inspected, it is also the moment to improve how the roof resists wind: a properly fastened deck, a sealed underlayment and new flashing. A wind mitigation inspection afterward documents those features for your insurance company.

Choosing a roof replacement contractor

  • Check the license. A roofing contractor's license (CCC) can be verified with the Florida DBPR.
  • Make sure the contractor pulls the permit under its own license and schedules the inspections.
  • Ask which roof system is being installed and for its product approval.
  • Expect clear communication from the estimate to the final inspection, and a crew that protects your home and landscaping while it works.

Roof replacement questions

How much does a roof replacement cost?

It depends on the size of the roof, the material you choose, how steep and cut-up the roof is, and what we find under the old roof. We do not quote averages because two homes on the same street can price very differently. Your free estimate measures your roof and prices the systems you are considering. Ask about 2.9% APR or 60 months no interest while the sale lasts.

What affects the cost to redo a roof?

The biggest factors are roof size (measured in squares of 100 sq ft), material, pitch and the number of hips and valleys, removal of the existing roof, any rotted decking that has to be replaced, code-required upgrades such as deck nailing and a secondary water barrier, and permit fees.

Do I need a permit to replace my roof?

Yes. A roof replacement in Miami-Dade, Broward and Palm Beach counties needs a building permit and inspections. Guardian pulls the permit, schedules the inspections and closes the permit out for you.

What is Florida's 25% roof rule?

Under the Florida Building Code, if more than 25% of a roof or roof section is repaired or replaced within 12 months, the whole roof or section generally has to be brought up to current code. Florida law carves out roofs that were built, repaired or replaced under the 2007 Florida Building Code or newer: on those, only the repaired part has to meet current code. We can tell you which applies to your roof.

Does roof age matter for my insurance?

Often, yes. Florida law says an insurer cannot refuse to write or renew a policy solely because a roof is less than 15 years old. For a roof 15 years or older, the insurer must let you have it inspected before requiring a replacement, and if the inspection shows at least 5 years of useful life left, age alone is not a reason to refuse coverage. A new roof plus a wind mitigation inspection may also help you qualify for windstorm discounts. Ask your insurance agent what applies to your policy.

Can I switch from shingle to tile when I replace my roof?

Often, yes. Tile is roughly four times heavier than shingle per the manufacturers (about 800 to 950 lbs per square installed, versus about 211 to 225 lbs per square for Landmark shingles), so we check your roof structure first and tell you what it needs. Many HOAs also set the roof styles and colors they allow.

How long does a roof replacement take?

Shingle and metal roofs usually go faster than tile, and larger or more complex roofs take longer. Permit approval and the required inspections also set the schedule. Your estimator will give you a timeline for your home before work starts.
