Single hung windows have two sashes stacked in one frame. The top sash is fixed. The bottom sash slides straight up to let the breeze in, then closes and locks tight. It is the window most South Florida homes were built with, and it is still the most common style homeowners pick when they upgrade to impact.
Ours is the ES-EL100 from ES Windows, an aluminum single hung approved for the High-Velocity Hurricane Zone that covers Miami-Dade and Broward. Its laminated impact glass holds together when debris hits, so the opening stays closed and the shutters can stay in the garage.
The trade-off is simple: only the bottom half opens. If you want the whole window open to the breeze, look at casement windows. For a wide, short opening, a horizontal roller often fits better.
Most homes here were built with single hung windows, and most homeowners keep the style when they go impact. Here is why.

Open the window designer, pick Single hung, and switch between all five ES frame colors on a South Florida home. Compare it with casement, horizontal roller and picture windows, then bring your favorite to the free estimate. We bring real frame and glass samples.
Single hung suits almost any style of house. Here it is in three of the five ES frame colors.

Single hung windows are the classic South Florida window. Two sashes share one frame: the top one stays put and the bottom one slides up for fresh air. The design is simple, it works on almost any house, and it fits the openings most local homes already have.
Guardian Impact Windows & Roofing replaces old single hung windows across Miami-Dade, Broward and Palm Beach counties with impact single hung windows from ES Windows. Every window is measured for its opening, permitted and installed by our own crew, so you get hurricane protection without changing the look of your home.
A single hung opens the bottom half of the window. A double hung opens the top or the bottom and usually costs more. A casement cranks out on side hinges and opens the full height of the window. A sliding window opens sideways and suits wide, short openings. For a view that never opens, a picture window gives you the most glass. Many homes use a mix, such as a picture window flanked by two single hung windows.
Look for three things: a product approval for your county, laminated impact glass, and a frame sized and anchored for your exact opening. In Miami-Dade and Broward that approval has to cover the High-Velocity Hurricane Zone. The ES-EL100 is an aluminum single hung that was tested for large missile impact and forced entry for its Miami-Dade approval, and the approval goes in with your permit application.
It starts with a free in-home estimate. We measure every opening, check bedroom openings for code, and show you real frame colors and glass, including Low-E and insulated laminated options. Then we pull the permit, our crew removes the old windows and installs the new ones, and we schedule the city inspection to close out the permit.

It depends on the size of each opening, the glass you choose, the frame color, how many windows you replace and what it takes to remove the old ones. We measure every opening at a free in-home estimate and give you a written price. Financing is available at 2.9% APR or 60 months no interest while the sale lasts.
On a single hung window only the bottom sash moves and the top sash is fixed. On a double hung both sashes move, so you can also open the top. Single hung has fewer moving parts and usually costs less. From the street the two look almost the same. See our double hung windows page to compare.
Yes. Window replacement in Miami-Dade, Broward and Palm Beach counties needs a building permit, and in Miami-Dade and Broward the windows must be approved for the High-Velocity Hurricane Zone. Guardian pulls the permit, installs the windows and schedules the city inspection to close it out.
It can if it is big enough. Florida's building code requires each bedroom to have at least one emergency escape opening of a minimum clear size, and on a single hung only the bottom sash opens. We check every bedroom opening at the estimate and size the window, or suggest a casement, so it meets code.
They can. Impact-rated windows count as opening protection on a wind mitigation inspection, which many Florida insurers use to set discounts. How much you save depends on your insurer and the rest of the home, including your doors and roof.
Not on those openings. Impact single hung windows are the protection, so there are no shutters or plywood to put up before a storm. To protect the whole house, every opening counts, including entry, patio and garage doors.
With the right glass, yes. Low-E impact glass cuts heat and UV, and insulated laminated glass adds another layer against the heat. Because the top sash is fixed, there are also fewer moving seals for cool air to leak out.
We install impact windows across Miami-Dade, Broward and Palm Beach counties.
